Debt and Equity
We are tireless in pursuit of debt for projects we underwrite in concert with the client. With our considerable knowledge of sources—from banks, life companies, private debt funds, REIT funds and even CMBS—our team covers the nation seeking the right debt source for any project, wherever located. Narrowing the field according to the client’s preferences as to term, rate, structure and source, we then drill down on each of the most competitive lenders to get their best offers for our client.
In cases where our client does not provide 100% of the equity for any project, NAI Robert Lynn requires the debt and equity assignments in tandem. The reason is simply that no lender wants to proceed without some reasonable assurance of debt commitment, and no equity source wants to underwrite its commitment without having reasonable certainty of the applicable debt terms. In short, we do not pursue many projects that require us to provide only the equity, because it is a rare lender that will commit without that equity already in place.
While we generally work on projects requiring a capital stack in excess of $10mm, with some projects requiring as much as $100mm or more, NAI Robert Lynn can provide an efficient search for debt on smaller projects of $5mm, more or less, with rapid results.
